Why Casements Seal Well
When a casement closes, the sash presses against the frame’s weatherstrip, and wind blowing against it pushes it tighter. Sliding windows rely on brush seals along a track. That is why casements often show lower air-leakage ratings. Ask installers for the air leakage figure on the products they quote.
Downsides
- The crank hardware is a moving part that can wear.
- An open sash sticks out, so watch placement near walkways and decks.
- They usually cost more than sliders: $400–$3,000 installed per HomeGuide.
Egress Windows for Basement Bedrooms
Building codes require a basement bedroom to have an emergency escape opening that a person can climb through, with limits on the sill height and a minimum clear opening. Because a casement opens fully, it gives more clear opening than a slider of the same size, so it’s often the style chosen for egress.
Turning an existing small basement window into a code-compliant egress window usually means:
- Cutting and enlarging the foundation opening
- Installing a larger window and header
- Digging and installing a window well with a ladder or steps if it’s below grade
- Drainage at the bottom of the well
HomeGuide lists egress windows at $3,000–$7,000 installed. Because the opening is enlarged, this needs a permit in Rapid City. Ask the city for the current egress requirements and call 811 before digging.
Selling a House With a Basement Bedroom
If a basement room is marketed as a bedroom, buyers and appraisers may ask whether it has legal egress. Keep the permit records.
